A cloudy window can make a room feel dull even after you have cleaned the glass. Before assuming you need an entirely new window, it is worth finding out exactly where the moisture is.
For homeowners, landlords and property managers in Romford, Hornchurch and Brentwood, replacing a failed sealed glass unit may be an option when the existing frame is still suitable. The first step is to distinguish misting inside the unit from condensation on an accessible surface.
Where is the condensation?
- On the room-facing surface: moisture that wipes away from inside is surface condensation. Indoor humidity and ventilation may be contributing factors; it does not automatically mean the sealed unit has failed.
- On the outside surface: external condensation can occur on insulating glass, particularly on cool mornings. On its own, this is not evidence of a defective window.
- Between the panes: mist or droplets trapped inside a double-glazed unit generally indicate a failure of its edge seal. Cleaning the accessible surfaces will not remove moisture inside that sealed space.
Only check surfaces you can reach safely. You do not need to lean out of a window or use a ladder to investigate.
Can you replace the glass and keep the frame?
Often, yes. A double-glazed window has several separate components: the outer frame, any opening sash, the hardware and the sealed glass unit. A problem with one component does not automatically require replacing them all.
If the frame and sash are sound and the glazing system allows it, the failed glass unit can be removed and a correctly specified replacement fitted. The existing frame can remain in place.
That decision needs an assessment. Damaged frames, deteriorated timber, problems with the glazing supports or other defects may need attention alongside the glass. We explain what we find before recommending the work.
What needs checking before ordering?
Replacement glass needs more than an approximate width and height. We check the unit dimensions, overall thickness, glass specification and how it is held in the frame. Any patterned finish or other feature also needs identifying so the replacement is suitable.
Tell us if the window also catches, has a loose handle or lets in a draught. Those symptoms may involve hinges, locking hardware or perimeter seals and should be assessed separately. Replacing misted glass alone should not be presented as a cure for every window fault.
What affects the price?
The size and specification of the glass, the number of affected units, access and the condition of the existing window all affect the quote. A small, accessible pane and a large unit requiring additional handling are different jobs.
Photos can help us understand the enquiry, but final measurements and specifications need checking before glass is ordered.
